Cala Homes has launched a new phase of properties at its Hopefield Grange development in the Oxfordshire village of Benson.

Known as Merlin Gardens, this further collection of 145 homes will include a wide range of properties from two to five bedroom homes, catering for everyone from first time buyers to growing families.

Hopefield Grange launched in 2017 and has proved extremely popular with buyers looking for a village lifestyle, close to local amenities yet still within easy reach of Oxford, Reading and London. The first properties to be released at Merlin Gardens are the well-appointed four and five bedroom detached family homes, priced from £620,000 to £830,000 and available with up to 100% Part Exchange.

Those interested in the new phase of homes can now view the professionally-designed Oatvale showhome which showcases the light and spacious interiors, high specification and quality finish on offer at Merlin Gardens.

The Oatvale is a spacious family home with living space over three floors. The ground floor features a kitchen/breakfast/family room with French doors to the rear garden, a separate lounge, a formal dining room and a handy downstairs cloakroom. On the first floor there are three bedrooms, including bedroom one which has fitted wardrobes and an en suite. The top floor features a double bedroom with en suite bathroom and separate study, an ideal teenager’s haven or a tranquil escape for those working from home.

Located just a few miles from RAF Benson, Hopefield Grange has proven popular with armed forces personnel who have taken advantage of Cala’s Armed Forces Discount. The initiative offers a concession of 1.5% on the purchase of a new Cala home, along with £1,000 towards legal fees if using one of Cala’s recommended solicitors. It is available for both serving and retired members of the Regular or Reserve UK Armed Forces, or those that have passed Phase 1 of training.

What’s more, the discount can be used in conjunction with the Government-backed Help to Buy Equity Loan scheme. On properties up to £600,000, both first time buyers and home movers can take advantage of the equity loan scheme which enables buyers to purchase a new home with just a 5% deposit. The Government provides an equity loan of up to 20% of the purchase price, meaning buyers only need to secure a mortgage for the remaining 75%.

Other schemes designed to help buyers make their move to Merlin Gardens include Mortgage Pay, which gives homeowners the option of a break from their regular mortgage payments when they first move in. Cala could provide a discount on their property equivalent to up to 12 months mortgage payments.

For those with a property to sell, Cala can provide a part exchange service which means there is no need to go through the process of selling on the open market. Cala effectively acts as a cash buyer, saving on estate agents fees and providing peace of mind that your sale will complete ready for you to move into your new home.

The characterful village of Benson offers a good range of local amenities including a supermarket, chemist, hairdresser, butcher and greengrocer all of which are only a short walk away from Merlin Gardens. The marina and eateries of Benson Waterfront are also close by and a greater choice of shops, bars and restaurants can be found in Wallingford, Abingdon, Oxford and Reading.

Education is well-provided for, with a pre-school and C of E primary school situated close to the development, complemented by nearby Wallingford School for secondary level.

For commuters, Didcot Parkway Station offers services to London Paddington in less than 45 minutes and Oxford in just 12 minutes.
