ALA’s proposal includes the development of 72 one and two bedroom apartments and 73 three, four and five-bedroom houses. Of these, over 25% will be provided as much-needed affordable units for rental and shared equity tenures to meet local housing need.
The scheme forms part of the wider Beaulieu masterplan, which is part of the Government’s Garden Communities programme. Situated on the north-eastern edge of Chelmsford, within the picturesque parkland of King Henry VIII’s former Tudor palace, the new district will create a vibrant community with attractive landscaping and local amenities.
The 604 acre site will include 3,600 homes, a new train station, two schools, including Beaulieu Park School - Essex’s first ‘All-Through School’ and 176 acres of green open spaces. Designed to serve as the 'heart' of the new community is the Beaulieu Square Neighbourhood Centre, which will offer local shops, a dentist, vets, Community Centre, day nursery and an education centre.

The purchase of the site from Countryside Zest in September 2019 forms a key part of Cala’s land acquisition programme in Essex.
