What is your connection to Part Exchange?
My role is to look after our Part Exchange properties at Cala Homes, from the initial visits to the homebuyer’s existing property, all the way through to the re-sale. With nearly 10 years’ experience in the property industry in the North East, I am very familiar with the market and love to help our customers make their dream home a reality, while easing the pressure of moving home as much as I possibly can.
What is Part Exchange?
Cala Homes’ Part Exchange service means Cala purchases your existing home, allowing you to move chain-free into your new home, without having to put your home on the market yourself and wait for it to sell. Our service ensures your move is made as easy as possible, allowing you to concentrate entirely on your big move.
What are the benefits?
There are a number of benefits to using our Part Exchange service which is why 7/10 of our customers use the service, including:
- Certainty – Cala Homes will be your cash buyer for your existing home, meaning your move is not at risk from problems which could arise in a chain.
- Convenience – We will take care of the survey process, marketing and resale of your property – so while we’re dealing with that, you can be taking care of things that are most important to you, like enrolling the kids into their new school, arranging home furnishings and booking your removals. We will also ensure your move-in date lines up, so you will move straight from your old property to your new home, with no need to find alternative accommodation or bridging loans.

How does it work?
Once you have found your dream home on one of our developments, our friendly and knowledgeable Sales Advisors will take some information about your current property to ascertain if it meets Cala’s purchase criteria. We will then instruct an independent valuation of your property by a chartered surveyor and our Part Exchange Co-ordinator will meet with you at your property to discuss the process in full.
We will then be able to make you a fair offer for your property and if we feel we can’t make a fair offer to you, we’ll let you know, without any cost or obligation. As soon as you have accepted, you can progress with the reservation of your new home.
The next step is for us to begin marketing your property, you can sit back while we organise the estate agent and marketing options – all we require you to do is provide reasonable access to the property for viewings. While your property is on the market, you will be progressing your move with your solicitor and mortgage provider – all ready for the day you move out of your current property and straight into your new home.
