Terms & conditions

All fitted carpets/flooring, all integrated appliances such as oven, hob, fridge freezer, dishwasher, and hood, all fitted gas/electric fires, all fitted wardrobes, cupboards, shelves, towel rails and toilet roll holders, all fixed curtain rails and curtains/blinds, all wall and ceiling lights, and all garden sheds and greenhouses are included, unless by prior agreement with Cala. Please note that this is considered by our estate agents in forming their valuation and hence our Offer to you.
Please arrange for a clear satisfactory report provided by yourselves from an approved Gas Safe engineer showing that your central heating system is in full working order and has been serviced no longer than one month before legal completion.
If you decide to accept our Offer, we will immediately instruct an independent surveyor to carry out a Home Report. Once received, we will review the Home Report and you may be asked via your solicitors to supply information pertinent to specific items raised in the Home Report.
If your Existing Property has any external cladding (full or partial including balconies) and is over 18m in height (usually 6 storeys high) we will require a copy of EWS1 form. If there is not valid EWS1 certificate currently in place, a qualified professional would be required to conduct a fire-risk appraisal of the external wall system, and/or cladding. Please note that an acceptable rating for the EWS1 certificate would be A1, A2 or B1. In this situation, you should instruct your solicitor as soon as possible to ensure that they are able to obtain the required documentation in terms of the missives.
We will instruct one or two estate agents to market your Existing Property, which will include the right to erect a 'For Sale' board. We also require access to your Existing Property for viewing by prospective purchasers. A spare key must be left with the estate agents to enable accompanied viewings to be accommodated in your absence.
The selected estate agent(s) will be instructed to market your Existing Property at an asking price that will facilitate a sale within a reasonable period. If you require details on which estate agents have been instructed, then please ask your sales consultant.
Our solicitors will raise enquiries to your solicitors about the Existing Property in the standard nature in which your solicitor would carry out the same on the new Cala Home you are purchasing. Therefore, to ensure conclusion of missives can take place by the deadline as noted on your Reservation Agreement we would ask that you assist your solicitor in responding to these enquiries where required as soon as possible.
We insist that all matters relating to your sale and purchase be treated as strictly confidential. Please do not discuss our interest in your Existing Property to prospective viewers. Refer any queries to the estate agent appointed.
Your Existing Property must comply with the following standards:
One smoke alarm installed in the room most frequently used for general daytime living purposes (normally in the living room/lounge)
One smoke alarm in every circulation space on each storey, such as hallways or landings
One heat alarm installed in every kitchen
All smoke and heat alarms to be ceiling mounted
All smoke and heat alarms to be interlinked
All smoke and heat alarms should be mains-operated (with battery backup) or tamper proof long-life lithium battery alarms
Where there are fixed combustion appliances (e.g.: boilers, fires, heaters, and wood burners) a carbon monoxide detector must be installed
All carbon monoxide detectors along with all smoke and fire alarms are in good working order
Once you have vacated your Existing Property on the agreed date, we or the estate agent will carry out a final inspection. We will retain £500 at settlement which we will return to you once we have verified that:
The gas and electricity supplies are not disconnected. Please ensure the heating is left on at a low setting of 15 degrees. You are responsible for payment of these services until your legal completion date unless we request otherwise.
All service meters are read, and final meter readings given to your suppliers with our forwarding address for future bills.
You should also advise our Sales Team of final meter readings at your Existing Property when returning your Existing Property’s keys to our appointed selling agent on the day of legal completion.
Three full sets of keys to your Existing Property, including the garage and any window keys (where applicable) to be provided to our appointed selling agent at legal completion. We must insist that you do not retain any keys for your Existing Property after the agreed date to vacate.
All council tax and hire purchase agreements pertaining to your Existing Property must be settled in full prior to the date of your departure.
The Existing Property, including garage where applicable, and garden to be left in a presentable condition, which covers cleanliness including kitchen appliances.
You will be required to make good any holes where items have been removed, and where it has been granted that you can remove light fittings or switches, these must be replaced.
Any DIY work commenced, must be completed prior to you leaving the Existing Property.
The Existing Property, including the loft, garage, and garden, where applicable must be left clear of all personal possessions and refuse at legal completion.
Arrangements must be made prior to legal completion for the uplift of any unwanted goods and collection of refuse using the correct bins so they are emptied by the council upon your departure.
Provide any codes and written instructions for alarms that are active. Please leave these in the Existing Property.
Ensure that the telephone service is disconnected on the morning of your departure and such accounts forwarded to your new address.
We reserve the right to have your Existing Property professionally cleaned if required. If we discover any items above are not satisfactory (including in relation to lack of compliance in relation to smoke and heat alarms and carbon monoxide detectors), we will retain your £500 to cover any costs incurred.
You must be the sole or joint owner of your Existing Property.
You must inform us if you do not reside in your Existing Property.
If you do not intend for the Cala Home to be your main or sole residence, you must inform us.
